Why Concrete Roof Slabs Develop Leaks in Thakurdwara
Reinforced Cement Concrete (RCC) roof slabs in Thakurdwara are subjected to severe climatic extremes. During summer, direct solar radiation pushes roof surface temperatures beyond 55°C, causing concrete to expand. In winter, temperatures plunge to near 4°C, inducing thermal contraction. Over three to five seasons of continuous expansion and contraction, hairline structural stress fractures develop across the roof slab, particularly around parapet wall joints and rainwater drainage spouts.
When the heavy monsoon rains arrive, standing water pools on uneven slab surfaces, finding its way into these micro-cracks. Water seeps through the slab, reaching internal steel reinforcement bars. The steel oxidizes, rust expands by up to six times its original volume, and the expanding pressure fractures concrete from inside, resulting in ceiling paint peeling, electrical shock risks from ceiling fan hooks, and persistent dripping.
The Limitations of Outdated Tar (Bitumen) Sheet Methods
Historically, local builders in Thakurdwara applied black bitumen (tar) sheets or molten coal tar across flat roofs. While cheap initially, tar has zero UV resistance. Under intense summer sunlight, bitumen oxidizes, turns brittle, and cracks. Within 18 to 24 months, rainwater flows underneath the detached tar sheets, creating hidden water pockets that saturate the roof slab invisibly.
The REFIXEL Modern Elastomeric Membrane Waterproofing System
REFIXEL utilizes advanced synthetic polymer liquid membranes engineered to provide seamless, UV-stable, and flexible protection for flat roofs:
1. High-Pressure Surface Preparation
The roof terrace is pressure-washed with 150-bar water jets to eliminate moss, fungal spores, accumulated dust, and loose cement mortar down to sound concrete substrate.
2. Non-Shrink Polyurethane Crack Chasing
All visible cracks are routed into a 6mm x 6mm V-groove using diamond cutting discs. The grooves are vacuumed clean and filled with high-elasticity polyurethane (PU) joint sealant that expands and contracts with structural thermal movement.
3. Parapet Fillet Coving
Right-angle corners between the roof slab and parapet walls are the primary source of water ingress. We construct a 75mm concave cementitious fillet cove reinforced with SBR latex polymer, eliminating 90-degree corners and ensuring smooth water drainage toward downspout pipes.
4. Multi-Layer Fiber-Reinforced Elastomeric Coating
We apply a deep-penetrating primer followed by two cross-directional coats of heavy-duty elastomeric acrylic membrane (such as Dr. Fixit Newcoat or Asian Paints Damp Proof). Embedded between the coats is a high-tensile glass-fiber mesh that provides 300% elongation flexibility, ensuring the membrane never tears even under active roof thermal stress.
Long-Term Benefits
In addition to 100% leak protection, the high solar reflectance index (SRI) of white elastomeric coatings reflects up to 85% of solar radiation, reducing top-floor indoor room temperatures by up to 5°C throughout summer.
